Warner Brothers Discovery New Zealand

Facing complex challenges in fast-moving media industry, Warner Brothers Discovery New Zealand (WBDNZ) engaged Bayleys Knight Frank to provide strategic advice, building consultancy and technical advisory services in relation to WBDNZ’s head office in Auckland. Following this initial engagement, Bayleys Knight Frank was then engaged to run a comprehensive and competitive market search to identify all current options in the Auckland market that could meet WBDNZ’s future head office requirements. Following extensive review and analysis of all market responses, and negotiation with respondent landlords, Bayleys Knight Frank then advised WBDNZ on the terms of a new lease at WBDNZ’s existing head office in Auckland, including a lease extension, renegotiation of commercial terms and capital payments required to fund building upgrades. The resulting transaction resulted in an outstanding financial outcome for WBDNZ, while ensuring continued operation from strategic and well-serviced premises.

Sime Darby Motors New Zealand

Sime Darby Motors New Zealand delivers an end-to-end commercial truck and transport system and an unrivalled dealer network for European luxury cars in New Zealand. Their multiple world class brands include Caterpillar, Palfinger and Truckstop. Bayleys Knight Frank was engaged by Sime Darby to provide specialist industrial development experience and market facing agency representation in relation to several new mission-critical industrial facilities including a new 3,000sqm head office in Christchurch, and new 15,000sqm distribution & workshop facilities in Christchurch, Tauranga and Hamilton along with 30,000sqm of yard and truck parking facilities. Among other additional services provided by Bayleys Knight Frank, we were tasked with authoring and reviewing key development specification on which various new developments in New Zealand for Sime Darby have now been based.

Woolworths New Zealand

A leading grocer in New Zealand, Woolworths New Zealand engaged Bayleys Knight Frank to provide advice on the Wellington industrial and logistics market, before securing a new distribution and logistics centre in Wellington. After a comprehensive market search, the Bayleys Knight Frank team identified and negotiated terms of a new lease for Woolworths in Wellington’s Granada North.

DHL

A global project across all business units to refresh and green standard new facilities or current facilities with pending renewals was rolled out across New Zealand in late 2022. Simultaneously growth in healthcare portfolio resulting in over 50,000sqm of new space required over three separate requirements for DHL Supply Chain, Express and Global Forwarding business units. Bayleys Knight Frank was engaged to undertake three RFP campaigns for the three business units and provide specialist development overview across the DHL platform and provide DCF advice from the multiple responders with full financial look through. Bayleys Knight Frank also worked alongside DHL to review and simplify the DHL specific specifications. Bayleys Knight Frank continues to work alongside across all New Zealand requirements.

Turners & Growers

Turners & Growers (T&G) is a New Zealand based business growing and exporting fresh fruit and vegetables. Bayleys Knight Frank secured responses from a targeted, qualified short-list of potential options that satisfied locational and physical requirements of 1,500sqm. A targeted second round process was undertaken with a particular emphasis on financial engineering to extract the maximum incentive on terms which optimised net effective outcomes for T&G. Bayleys Knight Frank led extensive negotiations for T&G covering the agreement to lease, and deed of lease.

Connexa

Connexa is a specialist New Zealand mobile tower infrastructure company that is passionate about enabling a more connected digital future for Aotearoa New Zealand. Our team was engaged by Connexa to help define the locational and physical characteristics of its signature new head office in Auckland, before running a comprehensive market search. Among other things, the head office was designed to achieve separation from Connexa’s former 100% owner Spark New Zealand, while also preserving close proximity to Spark and other major telcos within Auckland’s green, tech-heavy Victoria Quarter.

SKY Network Television

SKY Network Television is a global television company and was looking for a new corporate head office with a requirement of approximately 2,500sqm in Auckland Central. Bayleys Knight Frank ran two separate EOI processes to secure new premises for SKY. The first assumed a larger footprint; the second proposed a more limited footprint that reflected updated strategic thinking regarding the ideal solution for SKY.

Russell McVeagh

Russell McVeagh are one of New Zealand’s premier law firms and provide a full range of commercial legal services across corporate, finance, real estate, resource management, litigation and public/regulatory. Bayleys Knight Frank has been engaged by the firm to provide advice on the future direction of its circa 3,500sqm office requirements in Auckland.

Craigs Investments Partners

Craigs IP (formerly Deutsch Bank in New Zealand) is a full service, market leading funds manager, financial advisor and investment bank, with 21 offices throughout New Zealand. Bayleys Knight Frank conducted two rounds of market sourcing, testing and evaluation for Craigs IP. An initial EOI was used to secure responses from a long list of potential options, before running two subsequent rounds of negotiation (using competitive tension) with two preferred respondents. Significant negotiation centred on future building upgrades, including lobby, lifts and other services. Bayleys Knight Frank then led commercial negotiations for Craigs IP in relation to the terms and conditions of the agreement to lease, deed of lease and associated incentive arrangements.
