Two freehold sites for sale offer buyers industrial development opportunities of rare scale within in a thriving Christchurch business park.
The vacant landholdings are among the last remaining lots available in Ngāi Tahu Property’s more than 40-hectare Mānia Business Park, in Hornby.
The properties of some 1.506 hectares at 41 Mania Road, and 8,893 square metres with dual site access at 15 Aruhe Road, each offer flat, regular-shaped sections and excellent ground conditions for construction. A multitude of future uses are possible thanks to Industrial Heavy zoning under the Christchurch District Plan.
Bayleys salesperson Nick O’Styke said the breadth of possibilities was illustrated by existing activities in the area.
“These span a myriad of industry sectors, from freight and logistics to warehousing, manufacturing, agribusiness, food processing, vehicle services, and construction equipment supplies.
“The scale and position of the two land parcels for sale open the way for another large occupier to set up business in one of Christchurch’s most exciting industrial hubs with a location well primed for logistics efficiency,” O’Styke said.
The properties at 41 Mania Road and 15 Aruhe Road, Hornby, Christchurch, are being offered for sale, individually or together, by negotiation through O’Styke and colleagues Sam Stone and Greg O’Brien of Bayleys Canterbury.
Located on Shands Road, in the sought-after industrial area of Hornby South, Mānia Business Park has 40 lots across a total development area of 41 hectares.
Stone said the Mānia development provided freehold land opportunities for owner-operators and investors to design and build facilities tailored to their operational and investment needs.
“The sites are offered with no ties to construction companies, maximising flexibility for new owners and developers. Robust local infrastructure is in place to cope with increasing demand, including ample power services and staff amenities in the immediate area.
“The area is well-serviced and is surrounded by established residential communities, ensuring a steady flow of traffic and a reliable customer base,” said Stone.
O’Brien said Hornby was considered a premium industrial location in Christchurch due to its excellent road and rail access.
“The desirability of this location is underlined by the calibre of business occupiers such as Heinz Wattie’s, DHL, United Steel, Bridgestone, and major distribution centres for the likes of Foodstuffs and Glassons.
“Businesses at Mānia enjoy efficient transit links via the rail and state highway networks for transporting goods to and from the south, north and west. These provide convenient access to Lyttelton Port, Christchurch Airport, the inland port facilities at Rolleston, and the city centre,” O’Brien said.
